Pay stubs for loans: what lenders verify
By ThePayStubs
Lenders evaluate income from its source, not the visual polish of a PDF. A current employer-issued paystub may support an employee's application; self-employed borrowers are often asked for filed tax returns and business records instead.

At a glance
- For employees: Current pay and year-to-date earnings
- For self-employment: Returns, schedules and business analysis
- Always: Use employer-sourced, truthful records
ThePayStubs does not verify employment, perform underwriting, or guarantee that any lender will accept a generated paystub. Ask your lender for its exact requirements before buying a document.
What a mortgage lender may require from employees
For loans under Fannie Mae's employment-income standards, the most recent paystub must generally be dated no earlier than 30 days before the initial application and include all year-to-date earnings. It also must contain enough information to calculate income; if it does not, the lender obtains more documentation.
Fannie Mae says paystub information should originate with the employer or an authorized third-party payroll source. The lender may verify employment through other channels. These are specific mortgage guidelines, not a promise about every loan product or lender.
What changes if you are self-employed?
Fannie Mae's self-employed borrower guide describes signed personal and, when applicable, business federal tax returns with schedules, or IRS transcripts, as ways to verify income. Lenders analyze the stability and cash flow of the business; a self-generated paystub cannot replace that review.
Ask the loan officer whether it wants recent business statements, a profit-and-loss report, tax transcripts, or other records. Prepare those from filed and reconciled data, not estimates of future work.
Where ThePayStubs fits—and where it does not
An employer or authorized recordkeeper can use ThePayStubs to format a period statement from accurate payroll registers. Review pay dates, employer name, gross and net pay, withholding, and YTD totals before generating a PDF. The software does not contact the employer, check bank deposits, or provide a third-party verification of income.
If the lender requires its own payroll portal export or a statement sent directly by the employer, request that record instead. Never create a stub for a job or wages that did not exist.
Common questions
Will a ThePayStubs paystub be accepted for a mortgage?
Acceptance is the lender's decision. Fannie Mae's standards call for current, complete and employer-sourced pay information for employees. ThePayStubs does not verify the source or guarantee acceptance.
What do self-employed borrowers use instead of pay stubs?
Depending on the loan, lenders may request filed federal tax returns with schedules or IRS transcripts and analyze business income. Ask your lender for its current checklist.
Can I change income figures to qualify for a loan?
No. Altering wages, job history, or business income to obtain credit is fraud. Generate records only from payments that actually happened.
